Abstract. The issue of competitiveness of individual residential buildings is considered, since this type of construction is economically inferior to the construction of multi-apartment residential buildings. In this regard, the use of the most promising innovative solutions is proposed, for example, architectural design of growing houses and modular construction. The ideas of architectural solutions for modular buildings and growing houses have been around for a long time, but have not yet been considered together. However, it is their combined use that will ensure the maximum effect. At the same time, the current level of technological development of production and construction should be taken into account. The advantages of architectural design of a growing modular individual residential building suggest a significant increase in the efficiency of such residential buildings and their accessibility to the public, as well as the possibility of their use for social housing.
